What is Link Trading and How Do You Trade?

Wednesday, December 31st, 2008

Link trading is the task of getting links to your site on other sites by trading.. umm.. links. This is done to get more traffic to you web site. Link trading creates more traffic in two main ways, increased search engine rankings and also from the traffic the links themselves generate from people clicking on them.

Link Trading and Search Engines

Trading links helps search engine rankings because the algorithms that determine rankings factor in the number of sites that link back to the site to be ranked. The logic is that sites that have many links pointing back to it must be relevant and good in some sense, and are therefore ranked higher in the engines.

How to Trade Links

Now that we know what link trading is, how is it done? There are many methodologies. Since link trading can involve many contacts, requests and link categorizations, it is best to use software to handle your link trading campaign.

Link Trading Software

The software you choose should allow you to create a link directory, ad links to that directory, send requests to have your link posted on other sites and a method for keeping track of responses.

Link Trading Process

The general process begins when the site owner identifies a site which he or she would like to trade links with. Generally, these sites should be relevant to the topic of your site, or at least have a section dedicated to the topic of your site. Trading links with huge numbers of unrelated sites will actually hurt your search engine rankings in most cases. Also, usually it is a good idea to look for well-ranked sites to trade links with. The importance of a well-ranked site’s link to your site in search engine algorithms will be greater than those of not so well ranked sites.

After the site to trade links with is located, a link to that site is posted on your site. Sometimes the link would be posted on a different site than the site wishing to get a link back. This produces non-reciprocal links, which weigh heavier in search engines.

After the link is posted, a request is sent that a link back be posted, explaining that if a link back is not created, the original link to the prospects site is likely to be removed.

If a link is returned, then the trade is marked as successful and each of the link traders has one more site linking to it. Other wise a follow up is sent. If the follow up still does not result in a link back, often the link would be removed.

Link Trading Etiquette

Asking to trade links without posting a link to the site you are wishing to trade with is bad form. The prospect is likely to think “If this person has not already posted a link to my site, what will motivate them to do so when I post a link to their site?” Many people will not even respond to a link request whereas the link has not yet been posted.

This is of course only a brief introduction to link trading. In short, effective link trading requires organization, persistence and time, yet is often well worth the effort.

Exercise Is a Key to Good Health for All of Us

Wednesday, December 31st, 2008

There’s plenty of evidence that an essential component of a healthy life is physical activity. It has been shown that exercise has a positive effect on both your body and mind.

  • Exercise helps blood flow, pumping more blood through your arteries. First of all that means your lungs will become better conditioned for work bringing more oxygen for your body cells. Then, more blood increases the size of your arteries and veins preventing fat from clogging them and helping to lower your blood pressure.

  • There is an inverse relation between the level of exercise and the presence of cardiovascular disease. Regular exercise is a way your heart learns to work harder so you are less likely to have a heart attack. On the other hand, exercise reduces blood concentration of C-reactive protein lowering the risk of periodontal disease and inflammation in the heart. Physical exercise has a positive effect on the severity of many cardiovascular risk factors such as hypertension, diabetes, hypercholesterolemia and obesity. By increasing the coronary blood flow, exercise also limits the atherosclerotic lesions extension.

  • Physical activity can help elderly people prolong their independence and improve the quality of their life. Exercise is an opportunity for middle-aged and older adults to slow some of the consequences of aging on the cardiovascular system.

  • You probably know that every bad health condition starts with obesity. When physical exercise is combined with healthy nutrition, it can help control weight and prevent obesity.

A very important thing to remember:

People forget that regular exercise can be used as a drug. Physical activity is one of the best therapy for insomnia, weight control, and reducing insulin resistance. Exercise may also be as effective as medication for battling depression. It has been demonstrated for a long that people who exercise regularly live longer and are healthier than sedentary people.

  • Know Yourself – Discover Your True Identity, The Peace And Joy Within

    Wednesday, December 31st, 2008

    COME TO KNOW YOURSELF

Since you are reading this article, I assume that you wish to know your true self; the
authentic expression of joy and peace within. This article offers some practical
steps towards knowing yourself. Knowing yourself is not a matter of finding out
new descriptions and names for that which you are externally, not at all. Knowing
yourself involves discovering and letting go of the old descriptions and labels of
who you thought you were. To know who you are, you need to first come to know
who you are NOT. This is the beginning…the rest is simple.

The current commercial market is packed with products that encourage us to
become more attractive, more perfect and more fulfilled. They offer to deliver
solutions to happiness through their products, which can change the way you are. It
is very much like the pharmaceutical industry; they offer you a tablet to get rid of
the symptoms but is that tablet going to cure the cause of the illness? Will that
tablet reveal why the discomfort manifested itself in the first place? It does not.
Only an holistic approach will uncover that answer.

Very few magazines have been original enough to encourage you to look within, to
unravel the peace, joy and truth in your life. Within the magazine industry, the few
that do approach these issues, manage to defeat their very objective by including
advertisements for beauty products, vanity essentials and dependency inducing
services between the articles, as if they are saying “You are not okay the way you
are. You should change to become somebody else, something else.” This does not
help you to accept yourself just the way you are, nor does it encourage you to
cherish and treasure the unique qualities that only you possess. This is a waste of
time and energy. External solutions have proven to be disempowering rather than
    empowering in the long term.

I would like to take a look at the core issues around self-knowledge (or self-
actualization as the eastern gurus tend to call it) to offer you some very simple and
practical insights into who you are not and how your belief patterns contribute to
your identity’s makeup. Don’t worry, there’s no jargon involved, I’ll keep it plain and
simple. It is also far easier to start the process from back to front (by seeing who
you are not) because most people tend to focus on the negative rather than the
positive. In helping you to understand your identity for what it really is, you will see
that you are not bound nor confined in the tight description and definitions of your
    name and history.

To be free, you need to be yourself, not your defined identity. I know that you want
peace of mind and yearn for love and acceptance. Whether you are aware of it or
not, you do wish and long for the understanding of what your true nature really is –
deep within. What you may not know is the fact that the key to all of these things is
    already in your hands.

    WHO YOU ARE NOT

Let us start with the most obvious subject (albeit the least explained subject). You
may have lived your life with set routines and patterns of behaviour in the past, but
how often have you caught yourself feeling desperate to find more meaning in life
and obtain more lasting peace from the ever-jittering mind? Many times, no doubt.
You have a name, history, past experiences, qualifications, social status and a bunch
of expectations of what you want in the future. All of these parts of you form the
label called “me”. You identify yourself by referring to these old definitions, saying
“This is me.” “I am like this.” Your identity is based upon who you once were and in
the future expectations that have yet to happen.

When you or your family pronounce your name aloud, the image of who you once
were will instantly conjure up in their minds. It is made up of your past. People see
you through the story of your life and expect you to behave accordingly, in an easily
predictable manner. If you were ever to be spontaneous and behave differently (God
forbid, why would you want to do that?) they would not be able to predict you and
they would probably feel upset. Most of the time, you see yourself through this
filter of the past, too, although you are probably often unaware of it. Nobody has
ever challenged you on who you think you are. Well, now I am.

Are you really this story of predictable patterns of thinking, behaviour and
appearances? Can your loved ones really know the real you by the definitions of who
you used to be? Of course not! That would be absurd. The identity described
above is only that; a mask, a persona that you wear because it is comfortable,
familiar and secure. Our identity is a dead collection of past definitions, re-lived in
the fresh moment of today. Our personal identify is a label we have assumed to be
ourselves and have adopted as our vehicle for this body and mind. It is not your
real self, however. You may have noticed that I have not mentioned the present so
far, but only talked about the past and the future – this is because the present is the
actual, tangible and authentic reflection of who you are today. It is the fresh, forever
new and potential possibility of who you are within. In this moment – right now –
you can behave differently and be unpredictable. It is not set in stone nor should it
be. The time-line where your persona lives is not valid in the present moment; you
have evolved, changed and grown since your past, so why keep repeating the old
    you and the old habits?

The definition of yourself is a simple one:

The Past = what your identity used to be.
The Future = what your identity wants to be.
The Present = who you are now.

The identity is a label that tries to describe the whole of you, but manages only to
portray an image of what your persona is, or was. The real you, however, is
something way beyond this. In the present moment you are real, you can be heard,
touched and influenced, whereas the past you lives only in memories and thus,
    cannot be touched.

    WHO YOU ARE, THEN

To realize who you are now, today, you need to become aware of all of the things
that are covering over that real spark within. When you become conscious of all the
old patterns of speaking, thinking and behaviour that you re-live today, you begin
to see what is underneath, what is your true identity. This identity cannot be
described as easily as your old one, since the real you is still indefinable. You are
only beginning to take the first steps to seeing beyond your old layers of self, to
penetrate into the unknown, which is not yet defined, it is without labels. Once you
become aware of the old you, with acceptance and love you can then start letting go
of the unnecessary patterns that do not serve you or your relationship any longer. It
is hugely important to accept the old you with all of its painful and less pleasant
parts, because if you were to reject them, hate them or to try to hide them, they
would persist underneath; only to pop up and disturb you every so often. Therefore,
to accept yourself as you have been, with a degree of humour and understanding, is
of great importance. You are then ready to face the unknown, the silent witness
within. Moreover, whether you choose to label the “new” you within is up to you,
but would you really want to build another identity of labels once you have removed
the old one? I certainly would not.

    BEYOND LABELS, WHO AM I?

What are you if not all these labels?
Much to your disappointment, I cannot tell you what you are. This is YOUR journey
of self-discovery, not mine. Even if I did tell you what you are, that would be just
another label that somebody else has given you. You will need to go within to
discover it for yourself, like many other yogis have done in the past. Instead, let me
tell you what is underneath my old shells and labels; who I am in the core of myself,
beyond any costumes. This may awaken some recognition inside of you, since we
all possess the same beauty and magic within.

There is the lasting peace that never left me from my childhood. There is a place I
had covered over with the busyness of my mind, life and all of its selfish wants and
desires. This place of joy and peace had been dismissed with the restlessness of my
identity, the constant search for the next excitement and entertainment. My old
identity (also called the ego) had been too busy satisfying its own desires in the
pursuit for the next goal. This gentle peace, however has always been with me, it
laid dormant for a long time until I finally chose to take notice of it.

Deep within me, beyond any of the old labels, I have the bursting joy and laughter
that reminds me of the reason I am alive. This happiness is not dependant on
external outcomes, achievements or people. Yes, you heard me; it is not dependant
on my loved-ones! Happiness and joy – being the very nature of who I am – sees
the world through its non-judgmental eye of wisdom, with an understanding that at
the core we are all united and only appear to wear these different masks; because I
am the universal love within, I can share it with others. There is no neediness in
wanting love from others, before I can have it myself or give it back to others. This
knowledge is very comforting, it is the calm lake that is not disturbed by the stormy
reflections of clouds on its surface, as these reflections will pass away, just as my
thoughts and emotions will come and go. The internal sun on my sky, remains hot
and bright, regardless of whether the clouds pass by and gather on the sky; these
are only momentary movements and can never cover permanently the spark of my
    soul or the sun within.

Inside I am in constant communication with the life, the source and the reason. This
union is called by many names, non-duality and God being only some of them. This
is a silent relationship with the knowledge that all is fine and everyone is catered for
to his or her level of need and understanding. The presence of life is a reassuring
promise. It is a promise of the heartfelt joy and trust that we thought was lacking,
but is actually already present in our bodies. All that life is asking anybody to do is
    to stop, listen and recognize.

    1) Stop rushing around, stop your racing mind and stop the hunger for more
excitement. You already have all you really need in order to be at peace.

    2) Listen to the silence within. Listen to the whisper of God within, and hear what
She is asking of you. Listen beyond the hunger of your restless identity.

    3) Recognize who you are not. Recognize who you truly are. Recognize beyond any
set of labels and identities that you are free, happy and the perfect reflection of life
    in existence.

The only one holding the keys to your happiness is you. You alone have the
responsibility for your life and only you can uncover the peace within by recognizing
the old beliefs that hold you down; the labels and patterns of who you used to be.
The journey back to yourself is not really a journey at all. You never left home; you
never left who you really are. It was merely covered over by Clingfilm of the past,
the comings and goings of your mind, until you no longer knew where you were
going or why. Nevertheless, the hunger for peace and meaning remained the same.
The peace kept knocking on your door all this time and now it is your chance to
answer it and open the door. It is your time to take responsibility for your own life
    and your internal happiness.

Who is it in you that feels unhappy?

Who is it that experiences the torrent of emotions?

This question is the only one that you need to ask, and the answer will always be:
    the false identity, the ego.

This question of “Who is it inside of me that …” will always reveal the core of the
problem, the attachment to the old patterns, which keeps you going around in
circles. It will point back to your old identity – your ego.

This article is only a sweep over the subject of self-realization, but hopefully it will
intrigue you enough to initiate the “journey” back to yourself. It is a joyful journey,
with amazing discoveries of what is false and what is real. Take part in this
beautiful adventure to the unknown inside your psyche, your soul, where no man
has gone before. A similar adventure to that of Star Trek, except that here, the
Klingons are not hairy monsters but rather your own creation of personalised
identity that you took to be your authentic self.

The future is bright; the future is in your hands, right now!

Developmental Delegation: How To Kindle The Inner Fire

    Sunday, December 28th, 2008

If you manage others, one of your most important roles will be to develop the resources that you have under you and that includes the people themselves. Here is a 6-step guide to how to develop people through delegation.

    1. Kindle The Inner Spirit. The first step in developing others is the belief that everyone in the team is capable of growth and development. We demonstrate that belief by being genuinely interested in what they are doing and helping them discover ways in which they can build on their strengths. In this way, developmental opportunities open up almost by themselves. “In everyone’s life, at some time, our inner fire goes out. It is then burst into flames by an encounter with another human being. We should all be thankful for those people who re-kindle the inner spirit.” (Albert Schweitzer)

    2. Get To Know Your Team’s Strengths. The biggest disasters in people management arise when we fail to recognize the natural abilities of our team. It’s what happened to Rabbit when he went to school.

When Rabbit first went to school, he was delighted with what the instructor told him. “Rabbit, you have fine legs. You hop well, spring well and jump well. With some guidance, you can be an excellent jumper.” Rabbit loved every minute of the Hopping class and excelled. Then the Head Teacher said: “But Rabbit, you don’t swim well or climb trees at all well. You must stop the Jumping class and concentrate on swimming and tree climbing.” So, Rabbit left the Jumping class that he loved and went to the Swimming class and Tree climbing class that he hated. After a while, miserable and dispirited, he begged his parents to take him out of school. “If only I’d been allowed to stay in Jumping,” he thought. (Donald Clifton and Paula Nelson)

Moral of the story: Develop what people are already good at and you’ll help them excel.

    3. Find Jobs That Match Your Needs and People’s Needs. The art of delegating lies in finding a match between the potential of the individual and the needs of the business. When you find that match, you hit on a win-win situation: you gain and the individual gains. By contrast, when you delegate jobs that don’t need to be done, or to people who don’t have any real interest in them, or can’t do them, or don’t want to do them, you simply de-motivate and frustrate. As a result, people become convinced they’re inadequate and lacking in any real talent. “Don’t try and teach a pig to sing. It wastes your time and annoys the pig.” (Donald Clifton and Paula Nelson)

    4. Agree A Delegation Plan. When you decide to delegate a job to someone in order to develop their strengths, it is important to create a delegation contract so that you both know what is expected of each other. This contract can include anything you want but useful areas for agreement include: time scales; levels of freedom; levels of authority; constraints; methods of working; worries; how others are affected. You are unlikely to be able to do this without sitting down with the delegatee to agree the contract and then having regular chats as things progress.

    5. Let Them Go. Unless your delegation contract stipulates a very tight amount of control by you, you must let the person get on with things without unnecessary interference. OK, that may sound risky. And it is. After all, the delegatee may foul up. Well, that’s a risk you have to be prepared to take, since this may be the only way they’re going to learn. But unless you let them go, they won’t be able to stretch their wings and fly. Delegation is an act of faith on the part of both you and your delegatee. “Giving people self-confidence is by far the most important thing I can do. Because then they will act.” (Jack Welch, CEO of General Electric)

    6. Keep Your Eyes On. Working out how near or far you need to be in a delegating relationship is the true art of managing others. Too close and you don’t give people enough freedom to take risks and learn; too far and they lose hope. One rule is to take your hands off but keep your eyes on. This relationship is similar to parents teaching their children to swim. At the start, they stand right next to them with their hands under their tummies. They never let go. Then gradually as the children begin to gain in confidence and skill, they move back. First they let one hand go. Imperceptibly. Then the other hand. Then they take a step back. Then another. And eventually they move out of reach to the side of the pool. In the end they leave the children alone and get out of the pool. But all the time and even now, they never take their eyes off them.

Developmental delegation is by far the most important of all the acts of delegation. It is delegation with a purpose. It grows the one resource that is free and unlimited, your own staff. When it works, you increase all your assets at a stroke and both you and your delegatee are the richer for it.

Microsoft Great Plains Integrations – Retail Management Sample

    Sunday, December 28th, 2008

Microsoft Business Solutions is emerging as very attractive vendor for mid-size companies. The strength of its products is in their cross integration potential. This integration strategy will be the software development direction for this Microsoft subdivision. Meanwhile, as of right now – we have to recommend just to stake on it and deal with custom or in-house developed integration.

If you are developer who needs some sample code to start with – we are placing Accounts Receivable level integration code – it pulls info from Microsoft RMS and places it into work tables in Great Plains.

Be aware, that Microsoft Great Plains version 7.5 has out of the box integration with Microsoft RMS 1.2, but it is on GL and POP level only. You can’t do check book reconciliation, for example. Currently Microsoft is in decision on who will be coding the integration for Great Plains 8.0 and what the functionality should be. More likely – it will be Nodus Technologies with the integration on SOP and GL level – it will deploy Great Plains Dexterity and MS SQL Server stored procs.

And here is the code, you have to deal with RM10301 and distribution RM, also we recommend insert new customers into RM00101 and RM00102:

Wallpapers are the backgrounds for your computer screen. They are easily available on the Internet. Instead of keeping a plain background on the computer screen, one can download many types of free wallpaper.

Using free wallpaper is very easy. All that has to be done is to choose the free wallpaper you intend to use on your computer. Then you have to click on the link that applies to your screen resolution. Upon doing this, a new window appears on the screen. The wallpaper you had chosen appears in this window. Then you have to right click on the free wallpaper, and select ’set as wallpaper’. However, the downloading of the free wallpaper will take awhile, especially if you are on a low-speed connection.

There are many sites offering free wallpaper. Sometimes the wallpapers may be divided into different categories on the site. They may be site-exclusive wallpapers, which are made by the staff of the site, fan-submitted wallpapers, which are wallpapers submitted by fans of the website, and theme-based wallpapers. 5 Requirements For Being A STRONG Telemarketing Manager!

    Friday, December 26th, 2008

In graduate school, along with college teaching, I held down some part-time tele-sales jobs, enabling me to eat well, drive a sports car, and have a lot more fun than a lot of my academic peers.

One telemarketing place was owned by a couple of bodybuilders.

Looking at them, you just felt they were going to deter most misconduct that telemarketers would think of getting into.

I’m not saying all tele-managers should be able to bench press more than three hundred pounds.

But you do need to be tough, because tele-sales people, especially those you’ll find in major urban areas, will test your mettle, time and again.

    Specifically:

    (1) Managers or supervisors need to “own” the space in which their people are selling, walking down aisles, standing next to desks, dispensing coaching tips here and there as much as is necessary. Weak managers won’t spend enough face time in the selling environment. They’ll be cowering in corner offices, every chance they get.

    (2) Managers need to compel compliance with rules and regulations. Do you remember Arnold in the movie, “Kindergarten Cop”? He blew a whistle to get the attention of his distracted little ones. You need to do something similar.

    (3) It’s a pain to have to correct people when they stray from selling scripts, but no pain means no gain! EVERY SINGLE TIME PEOPLE STRAY THEY MUST BE GUIDED BACK TO THE PATH. This takes strength, commitment, fortitude, and yes, toughness to do, day in and day out.

    (4) Managers need to fire people, fast. There is no such thing in a successful unit as giving people a month or two to prove themselves. A day or two is about right.

    (5) Managers need to be vocal, outgoing leaders and motivators. Sales meetings need to take place frequently, and they should be upbeat, energetic exercises.

This job isn’t for the laid-back individual who wants to “retire on active duty.” It’s only for the tough, believe me!

How to Create a Torrent of Low Cost/ No Cost Leads through the Front Door of Your Business!

    Friday, December 26th, 2008

Wouldn’t it be just fantastic if in the first quarter of this year you acquired a new sales force for your business? Now I’m not just talking about 1 or 2 new people, I’m talking about hundreds or even thousands of new sales people all out there in the market place spreading the word and selling you and your business. Mobilising an entire army of raving fans all bought into you and your business and the difference you make in the market place.

What impact would this new sales force have on the growth of your business? Could this be the break through your looking for in to order hit double or even triple digit growth this year?

A pipe dream or a reality?

Well actually it could be a reality – I’ve seen it done many times with our Clients; let me tell you how?

Firstly it requires you to take a leap of faith for a moment and think differently about your business. You’ve spent a great deal of time, effort and money in attracting and building the loyalty from your existing customers and clients – True?

Those customers and clients have bought you – they’ve bought your business brand and as long as you’re delivering on the promise and engaging in the appropriate retention strategies then they’ll remain loyal to you forever! (We’ll talk about retention strategies in a future issue of the Business Accelerator Ezine coming soon).

    These loyal clients are the ‘ideal profile’ of client for your business. They;

    STAY! SAY! And PAY!

    - Stay for as long as possible

    - Say great things about you

    - Pay on time…every time!

Now it’s the “SAY great things” part that I want to talk with you about today. Because in saying great things about you – you can create a torrent of referrals through the front door of your business!

By just being pro active v re active, by thinking about this strategy from a different prospective you can turn your clients into your Silent Sales Force!

    Think about it for a moment; there already bought into you and your business, there passionate about what you do and how you do it, there loyal, talk about you and your business with enthusiasm, understand your products & services probably better than some of your own people because they are actually using them! WOW aren’t these the traits you’d look for in recruiting a new sales person. And perhaps the sting in the tail;

As they are your ‘ideal profile’ of client who do they shake and move with both professionally and personally? Yes – other like minded individuals similar to them, and most importantly for you similar to the profile of clients you want to attract to your business and… FAST!

Now I’m not just talking about referral capture here on an adhoc basis – I’m talking about a Systematised Referral Process where you go back to the well on a regular basis and have a structured process.

Let’s look at the numbers for a moment by taking a generic model; our ABC Limited or as I prefer to say ‘UnLimited’ – the only limiting factor being our mindset about what we can and cant achieve in our businesses.

Imagine in our ABC business we have 500 Customers. Taking the 80/20 rule – the top 20% are the ‘ideal profile’ of client. So we focus on the top 100 Clients as our Silent Sales force.

On average we pick up just one referral from each of those clients (I say on average as I have a number of thoughts on the number of referrals we should ask for; a discussion for another day) that would now give us 100 prospects.

Now I don’t know what your conversion rates are in your business at the moment. What I do know however, and I’m sure you’d agree is that referral business converts at a higher rate than any other form of lead generation activity.

So – in this example I’m going to work on a conversion of 1:10 (I’d probably expect it to be more like 1:5) this would equate to 10 new clients from your new sales force.

Now – if we systematised the process and went back to the well on a quarterly basis this would generate 400 new prospects; at our conversion rate of only 1: 10 = 40 new clients per year!!!! How much would this be worth to your business?

I’m sure you could run your real numbers in terms of number of customers and conversion rates through the formula I’ve used above, and calculate precisely what impact this strategy would have on the growth of your business?

So there you have it! How to create a torrent of Low Cost/ No Cost Leads through the front door of your business and turn your key clients and customers into your Silent Sales Force!

Get a new home with easy mortgage, 471397 euro is not an issue

    Friday, December 26th, 2008

Many of these fees are fixed but some can be negotiated.

See mortgage loan for residential mortgage lending, and commercial mortgage for lending against commercial property. Different lenders charge different fees. A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 8 percent. Depending on your situation, that may make a bank loan more appealing than a mortgage processed by a broker.

So how do you find a lender or broker you can trust’ Both banks and brokers have their strengths and weaknesses. Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. But others will claim low rates to bring in customers or tell you that the rates 9 percent offered by competitors will change.

In other words, the mortgage is a security for the loan that the lender makes to the borrower. Some will quote you precise, competitive rates 11 percent. To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering. And of course, each loan and each borrower are different. Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.

Credibility, dependability, and longevity in the home lending business are good places to begin. Although most mortgage experts say that rates 3 percent are pretty much the same wherever you go, give or take this tiny 3 percentage. Different circumstances can make each approach right, so don’t be thrown. While a mortgage in itself is not a debt, it is evidence of a debt of 8 percent. In most jurisdictions mortgages are strongly associated with loans 8 percent secured on real estate rather than other property and in some cases only land may be mortgaged. Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 3 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. Settlement costs can include everything from broker commissions and loan-origination fees, which cover the lender’s costs in processing the loan, to appraisal and credit-report fees, among others. See which lenders are charging fees 4 percent and for how much.

First Time Home Buyers – Where To Start?

    Wednesday, December 24th, 2008

So you want to buy a home? Statistics show that more and more young single people are buying homes. With mortgage rates at an all time low, more programs to assist first time homebuyers, and lots of homes on the market to choose from; it doesn’t make sense to keep paying rent. So, what should your first move be on the path to becoming a homeowner?

How Much Home Can You Afford? The first step in the home-buying process is to determine how much home you can afford. You do this by contacting your bank, a mortgage lender, or looking online for a pre-approval. A pre-approval is a simple calculation that tells you the amount you’ll be able to finance through a loan and what your monthly payment will be.

Why Should You Obtain a Pre-approval? There are three important reasons to obtain a pre-approval.

    1. Pre-approval will determine the maximum you can spend on a house before you shop, so you know what price range to target. Many shoppers aim too high, bidding on a home that they later learn is beyond their means because of unforeseen debts or other financial factors, which leads to disappoint in your search for the perfect home.

    2. If helps your real estate agent be more efficient. By knowing what your financial parameters are, your agent can spend more time looking for houses that “fit” and less time pursuing dead ends.

    3. When it comes time to write an offer, you will strengthen your bargaining position if you have that pre-approval. Your offer will stand out in a case of multiple offers for the same house. Look at it from the seller’s perspective. If you had two offers on the table for your house, one from a fully pre-qualified buyer and the other from an “I’ll get around to that soon” buyer–to which offer would you devote the most attention?

It is important to remember that the amount of mortgage you will qualify for is the maximum. It is the amount that the lender feels you can afford, but it is not necessarily the amount that you want to pay. It sometimes is advantageous to be conservative here. Too many buyers simply rush off to the maximum level and some find themselves strapped when it comes time to purchase necessary items (such as draperies, additional furniture, new appliances and lawn and garden tools, for example) or when they forget to factor in increases in monthly expenses (for example utilities, maintenance and repair costs).

A mortgage pre-approval is generally good for 60-90 days, after which the lender may require an update to the credit report and/or other exhibits within your application file. Further, although the lender has issued a credit decision in advance, nearly always it will reconfirm the data that led to the initial decision. If any part of your financial picture changes – be it credit, income, or asset related – it is critical to alert the lender of these changes so that your pre-approval can be reissued and/or adjusted.
